  • Linen is delivered fresh from our in-house warehouse each visit; used linen is collected for laundering.
  • Staining or damage is billed separately at cost (linen value + handling fee).
  • For long stays (7+ nights), refreshes from the 2nd time onwards are also free.
  • Properties using Japanese-style bedding (futon, shikibuton) follow a separate pricing schedule (see owner portal).
※ About peak seasonDuring peaks such as Golden Week, Obon, year-end / new year, and cherry-blossom season, cleaning crew utilisation and delivery costs rise — a +10% to +30% peak coefficient may be applied to the rates above. Next month's peak schedule is available in the owner portal in advance.
