Why rent by the month

Minpaku can host for 180 days a year

Homes run under the Private Lodging Business Act have a yearly cap on hosting days, and some local rules also limit the season. The rest of the year can be used for rentals.

No more discounting through the low season

In months when short stays are hard to sell, letting the whole month beats cutting prices again and again. There are far fewer turnovers and cleans too.

There is always demand for longer stays

Visiting researchers, people on short assignments and slow travellers are all looking for furnished homes they can move into straight away.

Who the tenants are

1–3 months

Long-term travellers, and people in Japan for short study or work.

3–6 months

Researchers at universities and institutes, people on assignment and their families.

How it works

  1. STEP 1

    Sign a brokerage agreement

    We check your home's licence type and the periods it can be let, then sign a brokerage agreement.

  2. STEP 2

    Set the rent and list it

    We propose a monthly rent based on location and season, and list the home on hibi.tabitime.jp.

  3. STEP 3

    Screen tenants and sign the lease

    We handle enquiries and tenant screening. The lease is between you (the landlord) and the tenant, with Tabitime acting as broker.

  4. STEP 4

    Back to short stays afterwards

    We deal with any issues during the tenancy. After move-out and cleaning, the home goes back on sale for short stays.

Fees

A brokerage fee is charged only when a lease is signed. There are no fixed fees.
